Pre-Construction
Once the Master Planning phase has been completed and the appropriate program and target budget has been established for a Phase 1 project, the Pre-Construction Phase begins. Vital to the ultimate success of the project, MG+A manages the design process with a control budget throughout, ensuring that the project meets the client’s needs and budget. Pre-Construction progresses through the following primary phases:
Conceptual/Schematic
- Program confirmation
- Multiple options developed (rough sketches and single line diagrams)
- 3D study massing models
- Control budgeting
- Preliminary project schedule
Design-Development
- Structural / Building systems engineered
- Building materials, color schemes, interior finish selections
- Specialty consultant design (AVL, acoustics, etc)
- Project budget progression
Construction Documents
- Final design and specialty consultant coordination
- Permit Drawings complete for submission
- Detailed Project Schedule
- Project buy-out / GMP (Guaranteed Maximum Price)
The project design team includes Architectural & Interior Design, Structural/Civil Engineering, MEP (Mechanical, Electrical, Plumbing) Engineering, Fire Protection and AVL/Acoustical Design. MG+A utilizes a strong core of experienced and creative architectural and engineering firms located throughout the southeast. Each design team is selected for a given project based off of the best fit for the specific client’s program, needs and style.
