Master Planning
A master plan provides a “roadmap” for the ultimate development of a property. The key to developing a successful master plan starts with a well-defined space program. The program identifies current and future square footage requirements which then drive the size, location and adjacency of spaces on a property. All of these elements then have to be balanced with the physical parameters of the property – i.e. total buildable acreage, site drainage requirements, utility location and availability, zoning/building restrictions, existing building locations, access to and circulation through the campus, parking, etc. The below steps are completed in this phase:
- Property Site Analysis
- Existing Facilities Assessment
- Space Program
- Master Plan Design
- Project Phasing Plan
- Phase 1 Identification
- Order of magnitude Budget
- Project Development Schedule
