Master Planning

A master plan provides a “roadmap” for the ultimate development of a property. The key to developing a successful master plan starts with a well-defined space program. The program identifies current and future square footage requirements which then drive the size, location and adjacency of spaces on a property. All of these elements then have to be balanced with the physical parameters of the property – i.e. total buildable acreage, site drainage requirements, utility location and availability, zoning/building restrictions, existing building locations, access to and circulation through the campus, parking, etc. The below steps are completed in this phase:

  • Property Site Analysis
  • Existing Facilities Assessment
  • Space Program
  • Master Plan Design
  • Project Phasing Plan
  • Phase 1 Identification
  • Order of magnitude Budget
  • Project Development Schedule
